Does a home inspection include an HVAC inspection? #

Yes. A standard home inspection typically includes a visual and operational inspection of the home’s heating and cooling systems. The inspector will operate the system using normal controls and evaluate its general condition, performance, and visible components.

What HVAC components are typically inspected? #

During a home inspection, the inspector may evaluate:

  • Heating equipment such as furnaces, boilers, and heat pumps
  • Central air conditioning equipment
  • Thermostats and normal operating controls
  • Visible ductwork and distribution systems
  • Air handlers and accessible components
  • Visible condensate drain lines
  • Supply and return air registers
  • General installation and maintenance conditions

How do inspectors test the heating system? #

The heating system is typically operated using the thermostat and normal controls. The inspector will verify whether the system responds appropriately and produces heat.
