What is Radon and Why is Testing Important?

3 min read

Radon is a naturally occurring radioactive gas found in soil, rock, and groundwater. It can enter buildings through foundation cracks and openings. Because radon is odorless and invisible, the only way to know if levels are elevated is through proper measurement. Long-term exposure is associated with significant health risks, making testing an essential part of property due diligence.

What is a radon measurement service? #

Our radon measurement service involves placing professional-grade testing devices inside the property for a designated period to measure the concentration of radon gas. After the test period, the devices are collected and analyzed to determine whether radon levels are within acceptable limits.

Do you perform radon mitigation? #

No. Arch Inspections provides measurement only.
We do not perform radon mitigation or correction services.

This ensures that our radon test results are unbiased, and there is no financial incentive to influence the outcome or recommend mitigation unless truly necessary.

Why is unbiased radon testing important? #

When the same company measures and mitigates radon, there is a potential conflict of interest. By offering testing only, Arch Inspections provides:

  • Neutral, unbiased results
  • Honest recommendations
  • No upselling of mitigation systems

Our focus is strictly on delivering accurate measurements so clients can make informed decisions.

How is radon measured during an inspection? #

Our testing process typically includes:

  • Placement of radon testing devices
  • Following state and EPA placement guidelines
  • A testing minimum period of 48 hours or longer, depending on the property
  • Retrieval of devices after the testing window
  • Professional analysis and reporting of radon levels

We use devices approved for real estate transactions, ensuring dependable and compliant results.

How long does a radon test take? #

Most real estate transaction radon tests require a minimum of 48 hours.
Some commercial and long-term testing options may take longer depending on site conditions and regulatory requirements.

When should I order a radon test? #

Radon testing is recommended when:

  • Purchasing or leasing a property
  • Planning renovations that may affect airflow or foundations
  • Living in an area with known elevated radon levels
  • Inspecting any basement or ground-contact structure

Testing is particularly important for properties with basements, crawl spaces, or slab-on-grade construction.

Do commercial and industrial buildings need radon testing? #

Yes. Large structures can contain elevated radon levels, particularly buildings with:

  • Large foundations
  • Basements or underground areas
  • Soil-contact mechanical rooms
  • Older or unsealed slab systems

Industrial and warehouse environments can also accumulate radon depending on soil conditions and ventilation.

What happens if radon levels are elevated? #

If your radon measurement indicates elevated levels, we will:

  • Explain the results clearly
  • Recommend that you contact a licensed radon mitigation professional
  • Provide guidance on the next steps

Since we do not perform mitigation, our recommendations are unbiased and solely based on the results.

Will I receive a written report? #

Yes. After analysis, you will receive a detailed radon measurement lab report showing:

  • Radon levels recorded over the testing period
  • Testing date information
  • Location details

This report is suitable for real estate transactions and documentation purposes.

Why choose Arch Inspections for radon testing? #

Arch Inspections provides unbiased radon measurement only, ensuring accurate, trustworthy results. Our tests follow industry standards, use professional-grade equipment, and are conducted by trained inspectors who understand building science and radon behavior.
